How do I rent an apartment in Boston?

There are certain things that you’ll need to know when starting your apartment search. Below is a list of questions that you should ask yourself and our realtors will want answered in order to help you find the best place available for you.

  • Where do you want to live?
  • Who will you be living with? Do you know who your roommates will be and have you agreed on what you are looking for?
  • Do you have someone who will co-sign your lease if you are a student or have credit issues?
  • Are you working or in school?
  • Do you have a car?
  • Do you need to be near a particular train or bus route?
  • Do you need parking?
  • Do you have any pets?
  • What is your price range?
  • Are there certain amenities that you would like to have or require?


It is important for our agents to know these things. Some buildings are filled with students and others are all professionals. Some buildings take cats others have a pet free policy.  This information helps us find the right place for you.

All students require co-signors. Before you start your search be sure to let your parents or the person who will be co-signing know that you are looking for an apartment so they are not surprised when you find that great place. Read through the guarantor forms on the website.

Apartments in Boston rent very quickly. If you can answer all these questions and still maintain some flexibility you will be in the best position to act when you find the right place. Bring your roommates and be prepared to make a deposit. Many people miss out on the home they want because they are not ready when they find it. We will never push you into a decision however we encourage you to be prepared. If you are prepared then you will not have to worry about renting the next best thing.

You’ve found the place…now what?

To take an apartment off the market you must have one month’s rent for the deposit along with a $20 application for each person applying for the unit. Once the deposit is received and the applications are filled out, we will run a credit check on the applicants and cosignors and then send all the information to the landlord for approval.

The deposit is non-refundable once the landlord accepts the applications.

Many landlords require first month’s rent, last month’s rent and a security deposit which can be paid at once or spread out over a period of time. The agent will work with you to set up a payment schedule that works for both you and the landlord.

Apartments rented through a real estate agent also require a fee of one month’s rent paid to the rental company. When you see a NO FEE apartment that simply means the landlord is paying the fee.  Much of the time it is the responsibility of the client to pay the fee.  Sometimes it is negotiable, sometimes it is not. We will always explain the fee situation to you upon applying for an apartment.

At this point the paperwork is gathered. If necessary, parents or co-signors will fill out the guarantor credit form and the guaranty of lease form which must be notarized. The original documents must be sent to the renting agent quickly.

Once all of the guarantors are approved the renters must do a lease signing. Keep in mind: Until all the paperwork, money and leases are signed and the landlord signs the lease, the deal is not done. Prompt attention to all of the necessary steps for renting the apartment will ensure your successful move in.
